Great location and staff, breakfast buffet was well serviced with variety.
The kitchen facilities in the room were limited to cook or heat anything.

Do yourself a favour and avoid this place! Filled with rats, ants, lizards. It is absolutely filthy. We woke up to rats eating our snacks on our bedside table. Ridiculous!

Couldn’t be happier with our stay here at Villa Kayu Raja. We had everything in the comfort of our villa. We barely wanted to leave at all! All of the staff were so beautiful and lovely. We will definitely be back next time.

The photo showed is exactly what u will see when u check in. It's spacious and beautiful. Just that some of the corner of the room is a bit dirty with mould. The pool is consider big for a private pool villa like this. Price is affordable!

Breakfast is awesome and we did ask for the floating breakfast on the pool which is extra cost to pay IDR130K.for an exclusive experience it's worth!

All the staffs are friendly and polite! They greet us whenever they see us. Their response is fast when we call for any service like buggy, fridge issue.

The jacuzzi inside the room is awesome too! I can't resist to enjoy myself with the jacuzzi every night before sleep.

The bed and pillow is comfy. But the sofa in the living room is not nice to sit for long.

Location: opposite there's a K circle mart
Walking distance to some warung/ cafes/ spa massage shop within 5-15min

A good place to stay while being close to the night life of Seminyak. The staff is lovely and is very accommodating to your requirements. The villas are spacious with multiple stories of rooms. Good place to kick back, and enjoy your own personal space.

These villas are indeed a good deal for the price. You get a two floor villa with a private pool next to a nice sitting by the TV, huge bedroom with a bathtub and a good breakfast buffet. The location of the hotel is very central and the villa got almost everything you need.

The service wasn't as great as I expected from a place like this. The check in was 45 mins late, and when it comes to services like manicure and pedicure, they lack a lot. Even if the villas are private, they are basically glued to each other. You can hear everything that is happening from the other villas, it gets very noisy, especially that there can be a lot of kids as this resort isn't for adults only. I complained a few times to the reception about the noise, but it didn't stop until 1 am in the morning.

The breakfast was good, but however doesn't have a wide variety of options, mainly Indonesian food, which not all tourists are accustomed to.

Basically, if you are looking for a decent modern villa with a private pool and a good price, it's a deal. But if you are looking for exceptional service, different facilties and other activities, then you better off somewhere else.

My daughter and I spent 8 days at Kayu Raja and we could not fault the staff, the service or the facilities.
Staff went above and beyond to help, even when I had a serious accident they got me to a medical centre and assisted with a police report. Thank you all and we will highly recommend to all.

Service kann man das leider nicht nennen. Über das Ambiente können wir nichts sagen, da wir vor Antritt storniert haben.
Leider haben sie die Vereinbarung die sie versprochen haben nicht eingehalten.

What a lovely villa in Bali. We stayed 2nights, the food was very good, the staff were lovely, and the services was very very good.

Everything was nice here. Food was top class, staff were friendly. 10 minute walk to beach club. Very comfortable stay.

I was there for 3 days, the villa was quite amusing and the food was too good, best part it is located in the middle of market you don't need to go far for anything.

Amazing villas, we enjoyed our stay very much. Staff are lovely and very attentive and the villas are beautiful, definitely will stay here again.

Me and my husband were on our honeymoon in Bali and went villa-hopping in different parts of Bali.

Cons:

Check-in was tremendously slow. I had to wait several hours for my villa to be ready. Upon checking-in, there weren’t anything amazing about the room except that it’s spacious. The safe box was locked so we are unable to utilise it. The facilities were rather old. The bed the hotel gave us was a combination of two twins beds. I woke up with back and body aches for the 3 days I was here cause the bed is too stiff. Breakfast has limited options. It was only on Day 2 that my husband realised that we can order off the menu. No staffs informed us anything till we questioned them ourselves. The Indonesian Fried Rice is blend, the food we ordered off Grabfood and Gojek were so much tastier.

Pros
The only helpful staff is the security guard himself. There’s a Smart TV in the room that has Netflix. That’s all.

I do not recommend anyone to stay here and this is my honest point of view. You’ll thank me later.

Lotta mold, old furniture, can hear everything from your next wall/neighbourhood, not really clean the swimming pool

Loved our stay here. The staff are exceptionally friendly and personal. We had a minor issue with the plumbing, but had a person in there fixing it before I'd even hung up the phone to reception. Breakfast was amazing. So much on offer and excellent catering.

Room was cleaned daily to a very high standard, by friendly staff, who topped up fresh water and left both floors immaculate.

All round, I believe this should be a 5 star hotel. We will be returning. Recommend 100%.

Large space villas, large pool for a villa. Location is nice, lovely staff, great breakfast and nice dinner. Will sure comeback

Villa keren dan terjangkau, lokasi strategis pula deket mana-mana, depannya ada circle K, jadi gampng kalo butuh apa2, ke villa nya pake caddy, kalo butuh, kamarnya bagus, private poolnya cukup ukuranya tuk berdua, kamar mandinya oke juga.

Baguss cocok untuk keluarga krn luas ada 3 lantai kolam ruang santai dan kamar lokasi juga dekat kemana mana

Awalnya tertarik book karena video Tiktok. Aku bahkan nyari di tag IG villanya dan akhirnya book buat 2 malam.

Kebetulan lagi diskon jadi murah banget. 2 malam cuma 983 ribu (pake kode booking) dan udah bisa stay di villa 1 BR seluas 90 m2 yang ada private pool.

Aku milih floating breakfast dan additionalnya cuma 125 ribu nett per pax. Opsinya ada American Brekafast atau Indonesian Breakfast, aku pilih yang American.

First impression villa ini, pelayanan super oke. Aku bawa koper 28 inch dan dibantuin bawa, dong. Proses checkin cukup simple dan cuma photocopy KTP.

Setiap pagi dapet 2 botol air mineral di dalam kamar dan itu free. Di dalamnya ada slippers, bathrobe, handuk, shower gel, shampoo, hand soap & body lotion. Selain itu ada kompor dan peralatan makan yang cukup lengkap, sampai ada pembuka botol & obat nyamuk segala.

Serius, pelayanan mereka sangat oke. Bahkan resepsionisnya hingga cleaning servicenya super ramah. Kebetulan aku stay di hotel pas siang & ketemu cleaning servicenya.

Mereka pun sangat menjaga kebersihan. Lantai hingga bathtub sungguhan dibersihkan dan handuk diganti. Sprei juga diganti (padahal aku ga minta). Bathtubnya auto jadi kinclong.

Bahkan poolnya juga dibersihkan sehari sesudah aku check in.

Soal kasurnya gimana? Kasurnya oke, nggak keras. Kasurnya pun ukuran king size.

Pas aku masuk pertama kali, lampu di depan kamar mati. Then, mamaku nelpon resepsionis dan lampu segera diganti. Pas aku check out tadi, air sempet mati pas mau mandi. Sesudah nelpon, airnya nyala sekitar 5 menitan kemudian. Complain ditangani dengan cepat.

Gimana soal breakfastnya?

Untuk ukuran 125 ribu tergolong murah karena super ngenyangin. Kita dapet segelas jus, segelas teh/kopi dan sepiring breakfast berisi bacon (beef?), 2 telur, sosis, roti, butter, selai, buah dan butter croissant.

Jujur butter croissantnya enak. Butternya beneran berasa, jarang nemu yang seenak ini. Telurnya nggak amis dan baconnya nggak alot. Buahnya juga segar dan manis.

Aku ga suka tomat, namun tomat grillnya, manis sekaligus gurih dan segar.

Jujur, aku sangat merekomendasikan villa ini hingga review. Salah satu kekurangan hanya tempat parkir hanya mampu menampung beberapa mobil. Terlepaa permasalahan soal air, semua sudah oke ️

Affordable dan karena private villa with private pool, berasa enak aja gitu nyaman gak ada masalah terutama selama pandemi, tempatnya bersih, tapi sayang banget tvnya cuma bisa beberapa channel, ac juga tipe udah tua, jadi gak bisa dingin yang dingin banget, tapi cocok untuk orang yang gak busa dingin kayak aku, but for you polar bears out there, bisa dipertimbangkan lagi, overall ok dan aku suka, recommended

If you wanna to live here you should know they don’t care about their guest at all. Even when you told you will be on the villa untill March but they prefer people from the street and don’t respect and care about guests who is living here already. AWFUL BEHAVIOR TO THEIR GUESTS

Villa kayu raja menjadi tempat kami menginap hampir sebulan, kami memilih villa ini karena suasana yang dimiliki oleh villa ini sangat asri dan sejuk.

Mempunyai bentuk bangunan yang unik, akibat vila bangunan terlihat kecil dari luar tapi ternyata besar ketika sudah melihatnya secara langsung.

Keramahan dan cekatan yang diberikan oleh para pegawai menambah rasa ingin tinggal disini lebih lama.

Josss ini villa, tempatnya enak n cocok buat pasangan yg honneymon, buat bawa keluarga lebih enak, ada kolam renang, payanannya rama banged, tempat parkir tersedia luas

I enjoyed my stay here. It’s a really good location, convenience store across the road, laundry close by and cafes you can easily walk to. The villa was comfortable and spacious! I would recommend this place to stay!

Superb service from the reception and security during a late check-in. Villa is spotless and got hand sanitizer on every floor and free face masks. Stay for one more day.

Friendly kitchen and reception staff! The room's quality is for the price. The private swimming pool is half outdoors and indoors. We can enjoy and eat floating breakfast on the pool.

Amazing staff! Always super friendly and always making sure you’re okay. The villa, itself, was spectacular and spacious. The pool is somewhat outdoors but also indoors which makes for an extremely versatile space, especially when it rains. (Cool to see the rain from your living room but also be able to touch it by making your way down your staircase to your pool)

Top class living. The service is improving after I moved in. Friendly staff. Reception staff is AAA quality, management very caring and open minded, kitchen staff is kind and polite and in general all staff more or less the same level of kindness. But.if I would be the owner (;) ) I would just cry while an inspection. WiFi is a disaster and even problematic for Apple Products (what supposed to use the safest browsers) - is that is a big minus point and it is In discussion since weeks!
Staff is teachable. I am still waiting on the offer to work for room reduction on a 6-12 months rental

Villa Kayu Raja was such a treat!

First, let’s talk location. The villas are off a quiet street in Seminyak, yet only 5-10 minutes from a main strip with a ton of shops and restaurants. You’re also within 10-15 minutes of a few beachside resorts and restaurants. Other places like Seminyak square or La Plancha are still reasonably within walking distance or a quick moto or Grab ride away.

In terms of the villa itself, I had a 1-bedroom and it was beautiful. As some others have said, the main living space and pool area can get quite hot because it is open-air. However, the pool is all you need to cool off, and there is a ceiling fan which helps a bit. The bedroom/bathroom are upstairs with air-conditioning and is beautiful and spacious. The shower and bathtub were incredible. The entire place was very clean, and housekeeping does a great job freshening up the place each morning.

Breakfast was great with a good variety of options. Good coffee.

Staff are incredibly friendly, just like most Balinese people. They were always greeting me and making sure I had everything I needed. On one occasion, my air-conditioning stopped working, and there were there to fix it within a couple minutes, and my air conditioning was fully operational again within 30 minutes. Great service!

In summary, Villa Kaya Raja was a wonderful vacation spot. Perfectly located, exquisitely beautiful and remarkably friendly!

Cute little place.needs maintenance.paint peeling off walls. Breakfast is a fixed menu choice of 3, which has to be ordered 1day in advance. No food arrangements on the premises otherwise.
Location is a bit isolated and at least 10 min by taxi, from the center. Nothing much exists around.it's mainly residential houses and empty fields

We were surprised at how big the pool and rooms really were! Beautiful and clean. The staff were lovely and very helpful. Will definitely go back!

Best place if you are on honeymoon, we enjoyed the pool a lot, all hotels and clubs are nearby.if you are party lover then must choose this place. Rent a bike and roam around. You will also get Indian restaurant nearby. Breakfast is just ok. Wifi is good. Staff is good.
